Market Conditions for Feb. 2016; Easter events in Reston

mcenearney logoAll indications point that the spring market of real estate has arrived: contracts and inventory are both up — but as the old adage goes, the more things change, the more they stay the same.

According to McEnearney EVP and CIO David Howell, who produces the monthly “Market in a Minute” analysis, “We know we’re headed into the spring market with the expected uptick in listing and contract activity, but we haven’t seen anything that changes our belief that the Northern Virginia real estate market has really returned to a sense of normalcy, with relatively good balance between supply and demand.”

But that doesn’t mean that market conditions are the same everywhere in NoVa.

“Overall supply is two months, but there’s just a 1.2-month supply of townhomes in Arlington. At the other end of the spectrum, there’s a 9-month supply in Great Falls. The City of Alexandria and Reston each has a 1.7-month supply, and Centreville has a 4-month supply. As we have noted here before, walkable neighborhoods and those with ready access to Metro are going to fare better than other suburban communities.”

On to Easter: Easter is only two weeks away; here are a few events to mark on your calendar to make everyone “hoppy.”

At Frying Pan Park, you can search for prize-filled eggs and visit with farm animals on March 19 (rain date: March 20). The scheduled hunts are designed for ages 1-6, and sessions are divided by age, beginning at 10 a.m. The cost is $6/child. Register here.

Lake Fairfax Park will host an Easter egg hunt on March 20. Age-based egg hunts designed for ages 1-7 run throughout the day, beginning at 11 a.m. Bring a basket and take home your new-found treats and treasures. The cost is $6/child. Register here.

Brown’s Chapel Park (11300 Brown’s Chapel Rd) will host an EGGnormous Egg Hunt from 10 to 11:30 a.m. March 19 (rain date: March 26) for ages 1-8. The event is free and you can drop-in at any time, featuring carnival games, entertainment, moon bounces, prizes and a strolling magician will be featured along with our ever-popular egg hunt. The egg hunt starts at 10:30 a.m. sharp.

The Reston Zoo  will host a weekend of events March 26-27. Feed baby lambs and goats, enjoy photo opportunities with the Easter bunny and have your face painted with your favorite animal before venturing out to take part in an Easter egg hunt. There will also be baby chicks and bunnies,  a bounce house, a safari slide, maze and more. Click here for details.
